Getting on the property ladder in the UK is hard. Not only do you already need to save up a pretty hefty deposit but house prices just keep going up and up and up (especially in the south of the country). But what if I told you you could own a large property in Kent for just £300,000?

And this isn’t just any building. It’s a century old ex-concert hall, the halls of which have been graced by legends like the Rolling Stones and the Kinks. It’s six stories tall, and comes with Victorian gardens and bandstand to-boot. We’re talking about West Cliff Hall in Ramsgate, and it’s being auctioned by Savills at a guide price that’s lower than an average one-bedroom flat in Zone 1. 

If that all sounds too good to be true, that’s because it is. The property is, for lack of a better word, derelict. It needs a complete renovation from top to toe, and planning permission will be necessary before any significant changes are made. Here are a few pics of the place, as it is now.

Just over a decade ago a campaign raised more than £300k to turn West Cliff Hall into an arts hub for the local community, but the project came to a halt when a survey revealed that West Cliff was in a severe state of disrepair. Savills says that it has had ‘positive pre-application advice for an 89-bedroom hotel’.
