The UK has an abundance of great hotels that come in all shapes and sizes. There are the dreamy spa breaks, the quirky inner city stays, the back-to-basics countryside retreats, the posh members-club suites, all offering bases to explore all the wonders this country has to offer, or to switch off from the outside world entirely.  

This year, there’s a horde of fantastic new hotels coming onto the scene. Big names like the HoxtonSoho House and The Pig are expanding their repertoires, while a couple of old favourites in Wales and the Lake District are making shiny comebacks. 

So whether you’re after a jam-packed adventure weekend, a classy escape fit for royalty or fancy bouncing around on spacehoppers in your hotel gym (yes, really), look no further. These are some of the most exciting properties opening (or re-opening) their doors to guests in the UK in 2025.

The best new hotels opening in the UK in 2025

Ty Gwyn Hotel, Abersoch

Launching in the spring, Ty Gwyn (Welsh for ‘white house’ or ‘blessed house’) in Abersoch will be an uber luxurious base from which you can explore the magnificence of the Llyn Peninsula. It’s a big believer in something it likes to call ‘barefoot luxury’ and will be home to an idyllic spa with a pool, beach bar and views over the Welsh coast.

Sharrow Bay Hotel, Cumbria 

After opening in 1948, Sharrow Bay Hotel became world renowned for offering refuge on the shores of Ullswater and was where the legendary dessert sticky toffee pudding supposedly originated. It shut down four years ago but is now being revived by new owners CIEL Hotels (Askham Hall, the George and Dragon at Clifton). It’ll boast a two-storey spa, treehouse cabins and become the new home for Michelin-star restaurant, Allium.

Soho House Manchester

Soho House is venturing up north. In 2025 artsy types visiting Manchester will be able to check into one of 23 bedrooms available in the new luxury members club hotel. It’ll have everything you expect from the fancy chain – a rooftop pool, a late night bar, a swanky members gym and a huge 2 bed private apartment (if you’re feeling extra spendthrift).

The Alfriston, East Sussex

The Alfriston is the fourth hotel from the Signet Collection (the folk behind The Mitre, Hampton Court). If being surrounded by the serene landscape of the South Downs in a 14th century building wasn’t enough, guests can look forward to a luxurious spa, a heated outdoor pool, an orangery, 38 bedrooms each with a unique design and gorgeous grounds complete with herb and vegetable gardens.

Plas Weunydd Hotel (relaunch), North Wales 

Sat within a former slate mine, Plas Weunydd bills itself as ‘a base for adventure’. It's got easy access to Zip World, Ffestiniog Railway and the stunning hikes and cycle trails of Eryri National Park (Snowdonia). Beyond the rooms in the main building, guests can choose from glamping tents, complete with their own wood-burning stoves, BBQs and pizza kits, or larger shepherds huts. It’s had a huge refurbishment will relaunch in the spring.

The Bailiffgate Hotel, Alnwick

How do you fancy staying somewhere with views over actual Hogwarts? The Bailiffgate Hotel, due to open around April, overlooks Alnwick Castle, which plays a starring role in the first two Harry Potter films.  A modern five-storey building joined to an old Georgian schoolhouse, the hotel has been a work in progress since 2021. And here’s a fun fact: in honour of the building’s history, a former pupil of the school has been hired as the hotel’s general manager.

The Hoxton Edinburgh

The Hoxton’s first Scottish branch is made up of 11 classic townhouses meshed together in Haymarket, a short stroll from Edinburgh city centre. It’ll offer 214 rooms as well as its own little cinema, an art gallery and an Italian-style restaurant. And if you’re after something a bit bigger for a longer stay, there will also be three self-contained three-bed apartments to choose from.

Marcus Hotel Portrush, Tapestry Collection by Hilton

Just after the town hosts the 2025 Open golf tournament in July, Hilton is bringing a huge £11 million hotel to Portrush, Northern Ireland. Marcus Hotel will mark the debut of Hilton’s Tapestry Collection in the country. It sits in a restored Victorian building and will offer 83 rooms alongside a cafe, restaurant and bar.

Mollie’s Manchester 

Iconic is a word that gets thrown around a lot these days. But Old Granada Studios in Manchester truly is one of the city’s most iconic landmarks. It was once the home of ‘Coronation Street’ and was where the Beatles and the Sex Pistols both made their first ever TV appearances. Now it’s been taken over by motel connoisseurs Mollie’s. Staying true to the building's roots, Mollie’s Manchester will be decked out in 1950s decor and include a live music venue.

The Pig on the Farm, Warwickshire

If you’re unfamiliar with The Pig, the idea is simple. It prefers to call its hotels ‘restaurants with rooms’ and is all about serving food that’s as local as humanly possible. There are already Pigs in the Cotswolds, Devon, Hampshire and Kent and this year, a sixteenth century stone built manor house just south of Stratford-upon-Avon will become the twelfth addition.

Wildes Chester

This one’s been a long time coming. Three years after it was originally due to open, Wildes Chester will finally launch later in 2025. You’ll find it tucked within the charming Chester Rows with 18 gorgeously designed boutique rooms, a deluxe spa and a rooftop swimming pool.

Treehouse Hotel Manchester

Remember all the sofa forts you used to build as a child? Treehouse Manchester is that in hotel form. The decor (more playful than its London counterpart) features patchwork bedding, oodles of hanging plants and a collection of whimsical ‘found objects’ scattered around the rooms. Oh, there’s also a cinema room, a southeast Asian restaurant, space hoppers in the gym and a team of ‘fun finders’ to help you make the most of Manchester.

Hotel Gotham Newcastle 

If you want something on the sexier side, consider heading to Newcastle. The city’s Old Fire Station has been transformed into the dark and elegant, £11.5 million Hotel Gotham. The venue will have a restaurant and bar with a DJ booth and its 87 curated bedrooms will feature the Gotham Group’s signature faux fur and leather details fit for Bruce Wayne himself.
