These Brooklyn neighborhoods are two of the most expensive in NYC

Another day, another report about how expensive it is to live in New York.

Today's focus is on Brooklyn, which, according to a new study by Property Shark, is home to two of the 10 costliest neighborhoods in the city: Red Hook and Carroll Gardens.

The website specifically analyzed data related to the 2024 local real estate market, calculating median sale prices based on closed residential property sales in areas that recorded at least five sales throughout the year.

Although the report mentions Brooklyn a number of times, Manhattan is, bar far, the most expensive borough out there.

Hudson Yards ranks highest in the top 50 list for the sixth year in a row, with a median sale price of $7,126,000 in 2024—up 22% from 2023's $5,863,000. Tribeca follows at no. 2 (2024 median sale price: $3,295,000) and Soho at no. 3 (2024 median sale price: $3,100,000). The top five is rounded out by Noho and Central Park South.

Some other data points to keep in mind: overall, 41 NYC neighborhoods reached a median sale price of at least $1 million last year, a figure that nearly recovered from 2023 losses. 

What parts of Brooklyn are the most expensive?

According to Property Shark, the most expensive neighborhood in Brooklyn is Red Hook, at no. 9 in the overall list. In 2024, the median sale price in the area was $1,975,000, which was actually down 9% from the year prior, when the figure was closer to $1,787,000. Carroll Gardens makes the ranking at no. 10, with a 2024 median sale price of $1,950,000, up 38% from 2023's $1,413,000.

Other Brooklyn neighborhoods also made the pricey ranking, including Cobble Hill at no. 12, DUMBO at no. 13, Boerum Hill at no. 15, Gowanus at no. 18 and Park Slope at no. 19. 

That is all to say: Manhattan may, overall, be home to the most expensive homes in NYC—but Brooklyn is a very close second.

Suddenly, taking a walk through the various mentioned neighborhoods feels like one of the best things to do in Brooklyn right now. There's just something about real estate porn, right?
