A new affordable housing lottery is now open in Bed-Stuy

For the past several years, Bed-Stuy has been one of the fastest gentrifying and most in-demand neighborhoods in Brooklyn, a reality that has changed its very fabric. While we're not exactly stoked about all the new luxury condos popping up in the historically Black and working class neighborhood, every once in a while we'll get a project that is actually for the people.

Such is the case of Dekalb Commons, a three building complex that will offer 84 affordable housing units. Here's everything you need to know about the complex and how to get your hands on one of these deliciously affordable apartments.

Where is it?

Dekalb Commons is located at 639 DeKalb Avenue in Brooklyn, smack-dab in the middle of Bed-Stuy. It's a couple of blocks away from Herbert Von King Park and half a block from the Home Depot. There's three buildings here, so the addresses are 639 DeKalb Avenue, 652 DeKalb Avenue and 1187 Fulton Street. 

What units are available?

There are currently 60 units available to residents on Housing Connect, including several studios, 1, 2 and 3-bedroom apartments. 

How much do they cost?

Prices range from $556 for a studio; $703 for a 1-bedroom; $835 for a 2-bedroom; and $956 for a 3-bedroom apartment for the lowest income households. Those prices do go up depending on your salary, so make sure to check Housing Connect's website to see how much you would have to pay.

How to apply for the Dekalb Commons Affordable Housing Lottery

First, you have to create an account on NYC Housing Connect, the main portal for the city’s affordable housing lotteries. You can find this listing here. Your household must make between $22,869 and $154,080 to qualify.

What else you need to know about Dekalb Commons and Bed-Stuy

Two of the buildings—639 and 652 Dekalb Avenue—includes storage and a rear outdoor sitting area.

Per Dekalb Commons' website, the complex, "sets twin, mid-rise buildings across from one another on Dekalb Avenue." Apparently, the complex is also eco-friendly. "The affordable family housing will achieve Passive House certification, incorporating the most replicable, attractive, and effective strategies for near net-zero operational energy, on-site energy generation, embodied carbon reduction across material sectors, decarbonization and full electrification, actionable management tools, healthy living and resiliency," according to its website
