London is city with a thriving tourist economy – so, naturally, it’s got an appropriately vast, dazzling hotel industry. Budget-friendly options and five-star abodes, romantic hotels and ones for business, from Covent Garden to Shoreditch; you name the location or occasion, London has a hotel for you.
Time Out’s definitive ranking of the best hotels in London already stretches beyond 100, and in 2025 the capital will be getting even more swish places for people to stay in the city. Former embassies, centuries-old palaces, Kensington Olympia exhibition hall and old department stores are among the places being transformed into hotels.
Here are the ones we’re most looking forward to opening in 2025.

The best new London hotels opening in 2025
Cambridge House, Auberge Resorts Collection
What is it? 94 Piccadilly has had a heck of a life so far. The Grade I-listed Palladian-style townhouse at its centre hosted Queen Victoria and was a proxy No. 10 for Lord Palmerston, it was home to the Duke of Cambridge and Lord Cholmondeley, then the Naval and Military ‘In and Out’ Club. Needless to say, it’ll be particularly glamorous when it opens as a 102-room hotel and private members’ club later this year.
Where is it? Mayfair.
Opening date: Late 2025.
CitizenM London Olympia
What is it? Over four years in the making, CitizenM’s fifth London hotel will be part of the £1.3 billion redevelopment of Olympia’s old exhibition centre. It’ll have 146 rooms, feature CitizenM’s high-tech affordable luxury, and the designs look, frankly, spectacular.
Where is it? Kensington.
Opening date: 2025 (unspecified).
The Zetter Bloomsbury
What is it? Six 300-year-old Georgian townhouses in Bloomsbury converted into a 68-room boutique hotel. The third London hotel from The Zetter, one of the city’s OG ‘boutique hotel’ brands.
Where is it? Near Russell Square.
Opening date: October 2025.
The Chancery Rosewood
What is it? The former US Embassy building in Mayfair reimagined as a hotel and retail destination. The hotel will be The Chancery Rosewood, featuring 139 rooms, five retail spaces and a 750-guest ballroom. It’ll also – very notably – feature a London edition of legendary New York dining spot Carbone.
Where is it? Mayfair.
Opening date: 2025 (unspecified).
The Other House Covent Garden
What is it? A plushly-decorated new West End joint with 146 rooms, an all-day brasserie, (The Other Kitchen), a cocktail bar (Owl and Monkey) and rooftop members’ club (The Peacock Lounge). It follows The Other House’s South Kensington location.
Where is it? Covent Garden.
Opening date: Autumn/winter 2025.
Templeton Garden
What is it? From the designs alone, you know this one oozes calm – just look at those earthy tones, that soft light. Earl’s Court lifestyle hotel Templeton Garden will feature a café/deli, modern British restaurant, cocktail bar and have a garden at its centre.
Where is it? Earl’s Court.
Opening date: April 2025.
The Newman
What is it? A boutique hotel on Newman Street (near Oxford Street) with an all-day brasserie called Brasserie Adeline and an underground Gambit Bar. It’ll be the first hotel from hospitality management firm Kinsfolk and Co.
Where is it? Fitzrovia.
Opening date: Summer 2025.
Montcalm Mayfair
What is it? Two Montcalm hotels in London are getting a makeover at the mo; while the brand’s Marble Arch Townhouse is currently being renovated and will reopen in March, the Mayfair outpost (confusingly previously named Montcalm Marble Arch) will complete its two-year glow-up this spring.
Where is it? Mayfair.
Opening date: March 2025.
Six Senses London
What is it? Opening in the iconic art deco building of former Queensway shopping centre Whiteleys (now ‘The Whiteley’) is the UK’s first outpost from global wellness and resort brand Six Senses. In the restored Whiteleys art deco building will be over 100 rooms, an all-day restaurant, a spa (with 20-metre indoor pool) and residences.
Where is it? Queensway, Bayswater.
Opening date: 2025 (unspecified).
Sir Devonshire Square
What is it? Europe’s Sir Hotels brand arrives in London with Sir Devonshire Square, an 81-room estab between Liverpool Street and Shoreditch. It’ll be notably leafy, with an outdoor botanical courtyard.
Where is it? Liverpool Street.
Opening date: Summer 2024.
House of Gods Canary Wharf
What is it? House of Gods – sounds dramatic, doesn’t it? The reality is actually still quite impressive: a 65,000 square-foot venue in Canary Wharf with a 78-room hotel, music venue, rooftop bar and events facility. It’s the lavish chain’s first London hotel, after opening two in Scotland.
Where is it? Canary Wharf.
Opening date: Late 2025.
ERGON House Covent Garden
What is it? A slice of sunny Greece in the West End; Greek hospitality company ERGON’s first hotel outside its homeland. On the corner of King Street and Garrick Street, the venue will have 25 rooms, a fitness centre, rooftop terrace and a restaurant. Ergon’s only current London outpost is its deli on Maddox Street.
